Welcome to LoughHaus; we’re happy to share this special place with you.
Kevin, Liz, Eoin & Myles are super excited to host you at LoughHaus. We are Co-hosts; we met when we first moved to Denver through a mutual friend. We bought this home together as we all have a passion for travel and the mountains, and we love to ski.
We hope that you enjoy this home as much as we do and that you discover the magic of the mountains that we miss when we are gone.

Things to note
Back Doors: To lock the back doors, please lift up the handle
Hot Tub: Please understand that using the hot tub is at your own risk. Never leave children unattended. The hot tub has a default temp set to 96; please set the temperature to 96 degrees when you are not using it to avoid running and to reduce noise.
Please use the designated towels located in the basket by the deck door. See below in outdoor spaces, how to use the hot tub.
Heating
There are two Nest Thermostats, one in the main living/dining area and the second is downstairs in the lounge and office area.
Each bedroom and bathroom has its own dedicated Honeywell thermostat located in each bedroom. We are energy-conscious and ask you to try to keep the temperature at 70 degrees.
Additionally, a heat/cool fan is in the upstairs bedroom closet if needed.
TV
The TV has access to our accounts with Netflix, Disney+, ESPN+, and Hulu. Of course, we ask that you use your personal account for any other desired services, but if you don’t have an account with a streaming service that you’d like to use, just let us know!
To access a streaming service, turn the TV on and press the button with the home icon (it should default to the home screen when the TV gets turned on). The home screen will show a set of “apps” - one for each service. Simply select whichever streaming service you’d like!
Please don’t forget to sign out of any personal service you log into during your stay. We will do our best to log out of any and all accounts after you check out :)
There are two TVs, one in the living room & one in the lounge space downstairs.
Noise & Music
Please be respectful of our neighbors and keep the volume down after it gets dark. Quiet hours are after 10 pm.
Kid stuff
Downstairs, there’s a room, ideal for kids; there’s a pack n’ play for small children. In the hallway to this room, there is a dresser with a changing pad that you can use.
We have a high chair and a kids' booster seat; you will find them in the coat closet in the hallway or the wardrobe in the primary bedroom.
You will find cabinet handle locks in the drawers to the righthand side of the kitchen sink to keep your baby/toddlers safe; please remove them before checking out.
We have a high chair and a kid's booster seat located in the upstairs bedroom closet.
**The mechanical room is open for compliance; while we do have a latch on the door, please do not enter.
Water Consumption
Please note that using the bath will drain the hot water, you will need to wait 40 - 60 minutes following a bath for the water tank to recover to full capacity.
How to use the wood-burning fire
Open the door and check that the airflow controls are open - this includes any vents at the bottom and top of the stove.
Start by placing several sheets of newspaper in the bottom of the firebox. On top of the newspaper, build a small pyramid or cube of kindling wood. Use softwood kindling like pine or fir if available as it lights quickly.
Light the newspaper and leave the door slightly ajar for a few minutes as the kindling starts to catch. Once the kindling is burning, add a couple small split logs on top. At this point you can close the door most of the way, but leave it cracked open a little to allow airflow.
Slowly build up the fire by adding larger split logs. Make sure to give time for each load of wood to start flaming before adding more. Once the fire is established, close the door completely.
Adjust the airflow controls as needed. Typically you want more air at the start of lighting the fire, then you can close the controls down to maintain the fire. The top vents draw air up through the stove, so open those to get the fire hotter. Close down the bottom vents later on to tap down the fire.
Monitor the stove temperature gauge and adjust the controls as needed to achieve the desired heat output. Be sure to only burn dry, seasoned wood in the stove for cleanest burns.
Guests are also welcome to park in the driveway (which can accommodate up to 4 cars) or the garage (which can accommodate up to 2 cars with standard-sized roof racks). The access code to the garage is 5932; the panel is located on the right hand side of the garage door. Please ensure the garage door is closed at all times, as we have lots of wildlife roaming around.
Outdoor Spaces

How to use the Hot Tub:
The Bullfrog X6R hot tub has a digital control panel that allows you to control various functions and settings. Here are some of the main controls:
Jets Buttons - There are buttons labeled "Jets 1," "Jets 2," etc that will turn each jet pump on or off. Press a jet button once to turn that jet on, press it again to turn it off.
Temperature Up/Down Buttons - Use these buttons to increase or decrease the set temperature of the water.
Light Button - Turns the hot tub lighting on and off. Press once for low light, again for medium, and a third time for bright. Press a fourth time to turn it off.
Economy Button - Press this to put the hot tub in economy mode to save energy when not in use, temperature should be set to 96 degrees when the tub is not in use.
The Hot tub is serviced/cleaned after each stay will ensure the hot tub stays balanced and sanitized. Do not use glass in the hot tub – we have plastic cups in the cabinets. Please DO NOT REMOVE the floating chlorine dispenser; please shower before entering the tub. These two things are key in ensuring the hot tub stays sanitized and prevents unnecessary draining. The hot tub may still be heating if drained earlier in the day (heats 4-5 degrees per hour). This is out of our control but necessary for your safety and sanitization of the tub. Contact the hot tub maintenance company if you have any issues or concerns with the hot tub. If the hot tub needs to be unnecessarily drained after you stay due to misuse, this could result in a fee that will be retained from your deposit.
Balcony: Sit back enjoy Colorado weather and a view of Bald Mountain from the deck; there is a table and chairs for outdoor dining and an umbrella and two foldable stools (located in the coat closet in the hallway). The gas grill is located on the balcony; you will find the BBQ utensils in the kitchen; please clean the grill after each use. There is a spare propane tank located in the garage (should you need to refill the tank, you can get a tank at City Market located in Breckenridge village for $19.99)
Please ensure that the covers are put back on the hot tub, BBQ, table & chairs after using. It can be windy on the balcony, so please do not leave the umbrella open and unattended.
We ask that you place the covers on the hot tub, BBQ, table & chairs each night to protect them from the weather, both sun & snow.
Security cameras: Please note that we have two security cameras on the exterior of the house monitoring the house's exterior—one monitoring the front door and one monitoring the driveway and garage door.
Snow season: Snow Removal; During the snow season, we provide two snow removal services:
Driveway Plowing: Our team will plow the driveway.
Walkway and Balcony Shoveling: We will also shovel the walkway and balcony.
For the balcony shoveling service, our provider, Clear Path, will need access to your house. Please make sure to allow them access so that they can effectively remove the snow. Both of these services will be performed when we receive 4 inches or more of snowfall within a 24-hour period.
Check Out Instructions
Due to the extensive cleaning between guests that needs to occur, checkout is no later than 10 am. As part of the checkout process, please:
Start a load of dirty dishes in the dishwasher, hand wash all used pots and pans.
Remove perishable foods from the fridge.
Dispose of garbage in the bin in the garage. (We do not offer recycling at this time. Summit County operates free recycling drop-off centers in Breckenridge Recycling Center, 284 Coyne Valley Rd, Breckenridge, CO 80424. It’s a 6.3-mile drive from our house)
Lock the door behind you by pressing "Yale" on the keypad.
Place covers on the hottub, BBQ, table & chairs.

Breckenridge Market and Liquor is the closest to our place, but it is more of a boutique grocery store, aka limited selection and higher prices!
There is a City Market store located in the North end of town (need to drive) with a larger selection and is more reasonably priced. In addition, there is a liquor store beside City Market.
Frisco is a 20-minute drive (on your way to Breck at I70) and has other options like Whole Foods, Natural Grocers, Safeway, City Market, and Walmart.
